Service Fee
- Monthly agreement: Minimum 30 Hours per month @ $1500.00 prepaid @ beginning of each month (= $50/hr)
- Hourly fee for service billed at the end of each month @ $60.00 per/hour
- Overall project fee agreement: per individual agreement
- I am a 1099 status contractor, eliminating your paying payroll taxes, workers compensation insurance for me, or other associated employee benefits; it is simply a monthly flat rate fee.
Delivery of Services
To best assist your individual business needs, I do not prescribe a pre-set means of servicing my clients. I prefer together we map-out the most productive schedule of services for you. As a general rule the following systems and structures will apply:
- Detailed daily log updates, (by email), of work completed and job progress
- Access and updates by me to your intranet or server based scheduling and management system by remote access from my office
- Photographs sent by email when applicable to document phase progress and workmanship
- Weekly face-to-face meeting or phone conference with you to discuss scheduling and tasks to be performed
- Direct contact by me with necessary subcontractors and individuals responsible for work-in-progress
- Additional customizable systems as necessary
Project Management Services
Pre-construction design and plan-set coordination
- Manage the plan revisions, updates, and construction set approval between designer, architect, builder, engineer, and owner
- Coordinate city approvals and stamps
- Confirm the latest revision is in the approved set
Pre-construction plan review
- Confirm details match up with call-outs
- Confirm builders preferences are accounted for regarding:
- Special holdown and anchoring specification
- Materials specifications
- Special inspection requirements
- Waterproofing techniques
- Etc
Pre-Site orientation and preparation
- Coordinate scope of work pre-start meetings with subcontractors
- Manage pre-site city inspections
- Native plant inventory
- Construction trailer
- Temporary power
- Water
- NAOS designation and rope-off
- Grading points and Benchmark coordination with Civil Engineer
- Fencing & Screening
- Etc
Management of all Phases of Construction
- Grading and excavation
- Footings, site/retaining walls, stems, basements, phase punch list
- UG Plumbing, electrical, HVAC, phase punch list
- Slab and foundation
- Framing snap-out, vertical construction, phase punch list
- Structural steel, specialty framing, phase punch list
- All Rough-ins and phase punch lists
- All Dry-in and phase punch lists
- Drywall pre-prime punch with light
- Cabinet and specialty trim and phase punch list
- All flooring and specialty stonework, tile, hardwood, phase punch list
- All finishes, materials, details, phase punch list
- Site improvements
- Pool and spa, from pre-site through final, phase punch list
- Landscaping, from pre-site through final, phase punch list
- Guest houses, casitas, cabanas, subterranean mechanical rooms, etc
- Septic systems, phase punch list
Meetings and coordination with subcontractors
Scheduling of and meetings with City inspectors, special inspectors, homeowners
